Land Registry Proposals

At the annual conference of IPSA (Independent Personal Search Agents) The Land Registry presentation revealed that they had recently conducted a survey of 400 solicitors, lenders and conveyancers on the service provided by local authorities and personal search companies and the accuracy of the searches. The responses indicated that generally they were more satisfied with the service, confident in the personal search companies and the searches were more accurate than local authority searches. During the period of the ill fated Home Information Pack the Trading Standards Office at Birmingham City Council investigated the searches contained in a large number of HIPs and found the personal searches to be more accurate than the council provided searches. All searches provided by Local Authority Search Network have individual insurance with run off cover for all or any person affected by the search. This includes the solicitor, their client, the buyer, the seller, the estate agent or even a potential buyer. Even the accuracy of the Councils data is insured. This is not the case with local authority searches.
